Yogi Berra put it well, "You don't have to swing hard to hit a home run.  If you got the timing, it'll go".   Those words can also be applied to real estate, golf and asking a girl to Prom.  Park City High School Senior, star basketball player and not too shabby golfer, Logan Holbrook, has the right idea about all three.   It's all about timing.  From the tee box in this photo, Logan confidently hit eight golf balls into the back yard of the girl he asked to Prom - May I Take You To Prom From Logan - one word on each ball.  His timing was perfect.  Of course, his Realtor found the right house.

The timing for golf properties at Jeremy Ranch, Victory Ranch, Glenwild, Park Meadows, Red Ledges and Promontory is perfect.  The number of new construction starts for luxury custom homes is still increasing.  I spoke to one excavator, who has more than 50 holes to dig.  All are in one of the superior private golf communities located in the Park City/Deer Valley area.

For the first time in quite a few years, on June 20th, Promontory will be holding a launch for new developer lots.  The prices will be between $560,000 and just over $1mm.   Along with the Nicklaus Hillside Village model homes, the Grand Opening of the Nicklaus Painted Valley clubhouse will be held.

This is one of those opportunities that not only will a buyer need to time perfectly, they will need to have all the relevant  information, as well.  Logan had the timing.  How did he find the right location?  Promontory is a superbly planned community that has been approved for almost 1,900 units.  What's new?  What's the best of the new?  What are all the nuances associated with a developer launch?   What Promontory product may fit your needs just as well, if not better?  Which Private Golf Community is the best fit for your particular lifestyle?   How do you get all Luxury Golf Community information?  Which Realtors know all the golf product in the Park City area?  Who has the information that is most valuable to you?

Deer Valley Resort closes Sunday and Park City Municipal Golf Course opened today.  Vail's Epic pass is largely responsible for the increase in new skier visits.  The unanimous city approval of the $150mmVail capital improvements, the Gondola connecting Park City Mountain Resort and the Canyons Ski Resort, Park City Mountain Resort will be the larges ski resort by acreage in the United States.   "This is definitely the place".

During the past week, we have been previewing homes, in order to do a market analysis for a new client, who was referred to us by...well, we don't drop names - let's just say an existing client, who

paid us the compliment of another referral.  And, we are sharing this valuable information with you.   Our new client is interested in private communities that are about 15 minutes from  Old Town Park City and 30-40 minutes from the Salt Lake City International Airport.   Their price point is above $2mm.  We conducted our research in the  requested communities.  We found that the listing and sales prices for 2014 increased over 2013.   For 2015,  sales of homes priced $2mm and up are on the rise.   Ask and we'll send you our list of the homes,  we have toured and have determined are very good values.

  Here is an example.  In the Talisker community of Tuhaye for 2014 the highest sales prices were achieved by two of our listings.  In January 2014, our listing at 10050 N. Uinta Drive sold for $1,850,000.  In October 2014, our listing at 9885 Timpanogos Court sold for $1,850,000.   "Yesterday's ceiling is tomorrow's floor".   As of February 2015, there is a pending sale in Tuhaye - a gated, private golf course community - with a listing price of $2,495,000.  Our sources indicate that the sales price is definitely above the $2mm mark.   Stay tuned.
For the past three years, a gradual and consistent stair step increase in listing and selling price has been the indicator not just of a recovering market, but also validation of a stable and improving real estate market.  Combine that validation with decreasing  inventory,  increasing demand and the current projections for consistent population growth in and around Park City, Utah...there isn't one person reading this, who needs me to explain more.   But, I will.  Contact me.

Building Lots in Park City

Looking for building lots. Fall in Park City Utah

Joe and I spent an incredible fall Park City day hunting building lots. We hunted the Deer Valley, Park City, The Colony and Old Ranch Road areas. At the time, there were only 45 lots showing active on the Park City MLS.

After reviewing the list then comparing price and location, we headed out. We found some incredible lots with awesome views. We walked and talked through each one. We looked for the best building pad, the best view corridor, the best driveway access and batted back and forth on excavation costs.

Joe can visualize and complete an entire house in five minutes. In one day, he built at least three or four incredible homes - two post modern, one very interesting contemporary and on an incredible ski in/ski out Colony lot; one phenomenal post-modern with a ski town twist.

We also confirmed that lot prices in those areas were at or above the 2006-07 peak prices. We compared the lots available with some of the most recent sales. One thing in particular glared at us. Building lots are selling - the best ones are selling at peak prices. Buyers want the best. They want the best location, the best view and the best perceived value. And, buyers are willing to pay for the best.

It will be interesting to see what happens to Ski-in/Ski out lots this ski season. The motto for building lots is - Select, Don't Settle. With that in mind, we are always here to help you select what is best for you.

This Autumn brings the return of the Park City Utah Balloon festival, Autumn Aloft after 20 years. Come out and marvel at the dozens of artfully crafted hot air balloons flying overhead. Saturday and Sunday, September 21 and 22nd.   Launch events will begin at 7am at the North 40 Playing Fields directly behind Park City's Treasure Mountain Middle school.

The Cumming family, which played a major role in establishing Park City's reputation as a world-class destination resort and Olympic venue, has sold its flagship ski area, Park City Mountain Resort, to Vail Resorts for $182.5 million.

The agreement includes the base facilities, parking lots, ski terrain and lifts, water rights and snowmaking equipment owned by Greater Park City Company and an independently owned strip of land on the terrain just above the base held by Ian Cumming. It does not include Powdr's Gorgoza Tubing Park located on Interstate 80 near Kimball Junction.

The agreement, announced Thursday morning, settles a bitter legal dispute that threatened to shut the resort down for the coming ski season. The sale of PCMR to Vail ends the litigation between PCMR and Talisker Land Holdings LLC, and precludes the need for PCMR to post a $17.5 million bond.

The bond was to have been delivered Friday as result of the lawsuit over PCMR's right to continue leasing the upper terrain from Talisker. The bond would have delayed enforcement of an earlier court ruling forcing PCMR off the land, allowing the resort to operate for the coming ski season while it appealed the eviction.

In a press release from PCMR, Powdr CEO John Cumming said, "Selling was the last thing we wanted to do, and while we believe the law around this issue should be changed, a protracted legal battle is not in line with our core value to be good stewards of the resort communities in which we operate.

Ski-in/Ski-out or just appreciate good architecture.  Two of the outstanding homes on the Park City Area Showcase of Homes that we toured are in The Colony.  The first thing one notices upon entering these homes is the outdoors.  Capturing views of ski runs, mountains and superb landscaping the architects have done a brilliant job bringing the outside inside.  Large pane windows allow natural lighting to showcase the clean crisp and simple lines of extremely well thought out designs.  The floor plans are open and functional.  Electronics, kitchen appliances and lighting are state of the art.  The overall interior colors and design are simple and tasteful.  The slightly hard edged influence is carefully juxtaposed against the natural outside and carefully selected artwork, sculpture, exposed steel and other architectural features creating the appropriate amount of color and accent.   Surrounded by the beauty of The Colony, these homes truly are modern ski-in/ski-out sanctuaries.

Held at the Tuhaye Golf Course, the 2014 champions are Pat Prothro, who won the gross and Bill Reed, who won the net.  The course was in excellent condition and played well.

The Tuhaye Golf Club house construction is still underway. The windows and doors are being installed, with the opening date planned for the winter of 2014/2015.

Interest in Tuhaye homes and building lots continues to increase and is expected to transition into increased sales.

The Park City Board of Realtors luncheon was held at Red Ledges on Aug 21, 2014. Sales at Red Ledges are robust. Both vacant land and single family homes are selling well. Driving through Red Ledges, it was exciting to see all the new construction and completed homes. Although the Jack Nichlaus signature course is one of the tougher courses in the area to play, the weather was mild and the golfers we spoke with were very pleased. Red Ledges is one of many Private Golf Club Communities. Avid Equestrians Wishing For More Acres and the In Park City School District

We want to  be a members of a Golf Club Community.  However, we are avid equestrians and would like 5 to 10 acres in a more rural setting and live in the Park City School District.


For Golf Club Memberships, where it is not required to own property in the specific Golf Community, there are options.  Glenwild, Park Meadow and Jeremy Ranch are excellent choices.  The amenities vary and we have assisted buyers  in achieving this goal.

Some of the neighborhoods, which allow for more acreage and a more rural setting within the Park City School District are - The Preserve, Goshawk, Ranches at the Preserve, Red Hawk and Silver Creek Estates.

1021713_Lot-View_800x600We are extremely excited to announce the highest sales price for a single family building lot in Tuhaye since 2010.  This exceptional lot is located at 9934 N. Tuhaye Park Drive in the North Star Ridge  neighborhood.  It has commanding views of the Tuhaye golf course, Timponogos and Deer Valley.  We generated this sale by holding frequent open houses to facilitate Realtor/prospective buyer visits.  The buyer of this lot visited our open houses at one of our current Tuhaye listings multiple times.   Although the buyer was very interested in the open house property, after continued dialogue we all determined the best interest of the buyer would be to build a home, which would be more customized to their lifestyle.  The seller of our open house property owned the adjacent lot.  Using our building and design experience, we walked the lot and assisted the buyer in picking the best building location and contacted the Buyer's agent to make them aware of their clients interest in the lot.

Although there was competition from 49 other listed Tuhaye lots, using our experience in picking and siting building locations, we were able to achieve the highest sales price for a Tuhaye lot since 2010.

The early morning air in Park City brings out the hot air balloons. There were a number of hot air balloons, both private and commercial. For a little over $150 per person, you can get a one hour ride from a number of commercial operators. Exciting, beautiful and very serene.
