Tuhaye Golf Sold in Tuhaye!

We are excited to announce another Single Family home sale at Tuhaye which closed in late October 2014.  This property had previously been listed for over two years.  The Seller noticed our sales results with Tuhaye properties and came to us with one question.  "How can I get this house sold"?

After carefully assessing the property and considering the seller's needs, we presented a simple and concise marketing plan with a critical path.   Our primary focus was to breathe new life into a listing that had been languishing on the market.  We concentrated on many small items that we felt had been overlooked such as rearranging the furnishings to create a better feel.  We also had the windows cleaned to allow prospective buyers to clearly and easily notice the incredible ski and golf views.  A cleaning service was hired to polish the kitchen appliances and fixtures.  After some good old fashion yard work and professional photography, we hit the re-set button and went to work marketing and holding open houses to create renewed interest in the property.

This is a testimonial that doing the basics works.  The eventual buyer had previously passed on this property.   While visiting one of our open houses we were able to re-engage the buyer, point out the many features and benefits they had previously overlooked and work closely with the buyer's agent to complete the sale.

The result for us was not only another Tuhaye sale, but a very happy seller and a very excited new Talisker member.

1021713_Lot-View_800x600We are extremely excited to announce the highest sales price for a single family building lot in Tuhaye since 2010.  This exceptional lot is located at 9934 N. Tuhaye Park Drive in the North Star Ridge  neighborhood.  It has commanding views of the Tuhaye golf course, Timponogos and Deer Valley.  We generated this sale by holding frequent open houses to facilitate Realtor/prospective buyer visits.  The buyer of this lot visited our open houses at one of our current Tuhaye listings multiple times.   Although the buyer was very interested in the open house property, after continued dialogue we all determined the best interest of the buyer would be to build a home, which would be more customized to their lifestyle.  The seller of our open house property owned the adjacent lot.  Using our building and design experience, we walked the lot and assisted the buyer in picking the best building location and contacted the Buyer's agent to make them aware of their clients interest in the lot.

Although there was competition from 49 other listed Tuhaye lots, using our experience in picking and siting building locations, we were able to achieve the highest sales price for a Tuhaye lot since 2010.

We are very proud of this single family home sale at Tuhaye which closed in early 2014. We took over this listing in May of 2013 after the home had been listed for two years with no results. After determining that the home was not properly priced and was considered stale in the real estate community, we concluded that any realistic chance to attract a reasonable offer would require us to bring prospects to the property to appreciate the outstanding Deer Valley and Timpanogos views and the excellent floor plan and finishes. Our marketing plan was definitely low tech and focused on reigniting Realtor community interest. By holding the property open frequently to facilitate Realtor/prospective buyer visits, we generated buyer feedback that justified price adjustments by the seller. With competition from 14 other listed Tuhaye homes, we were able to achieve a sales price/SF that was 22% higher than the only other comparable sale during our marketing period. Yes, the buyer did come through an agent at another firm and in fact was a relative of that agent. To us, this proof of the value of good agent relationships and hard work make this a significant sale.
